U Store-it Dalston launched its first-ever UK U Store-it franchise, bringing community-focused self storage into the heart of London. Located in a dense residential area of Dalston, the project transformed a non-traditional office building into a high-performing, city-centre self storage facility. Working with first-time self storage operator Paul Zuzon, Kuboid supported the project from concept through to delivery, helping introduce a proven European franchise model to the UK market.

Despite restricted access, tight internal routes, and the logistical challenges of an office conversion, Kuboid designed and installed a high-efficiency unit mix that maximised available space while maintaining durability and usability The result is a fully fitted facility offering unit sizes from 10 to 75 sq ft, tailored to meet the needs of local residential customers within walking distance.

Delivered within a gross internal area of approximately 4,185 sq ft, the design achieved an impressive 77% net lettable area yield, demonstrating that well-planned self storage can succeed beyond traditional warehouse environments.

More than just a physical build, U Store-it represents a community-led approach to self storage. With strong ties to the Filipino community in London, the franchise model is designed to help people step into business ownership, providing secure income alongside existing careers. Strong early traction and increasing interest from future franchisees demonstrate how expert collaboration, innovative design, and purpose-driven thinking can create a scalable and successful self storage operation.
