Project Summary

Smartbox Self Storage’s Leicester facility transformed a prominent, high-footfall city location into a scalable self storage model designed for replication. Rather than delivering a one-off conversion, the objective was to create a repeatable template that could be rolled out across future sites. The building itself was not purpose-built for self storage, presenting structural constraints that required careful planning, particularly around ceiling heights and floor configuration.

To solve the requirements, Kuboid installed a two-tier mezzanine system, successfully creating three operational levels within the existing structure. Through intelligent design and precise coordination, 2.1m system heights were delivered across all floors, with 2.0m high doors on the ground and first floors and 1.9m doors on the upper level. This configuration maximised lettable space while maintaining practical, customer-friendly access throughout the facility.

Kuboid delivered a comprehensive fit-out package, including self storage units, fire protection, floor painting and electrical installations, while overseeing the integration of access control and security systems. Close collaboration with specialist partners enabled the seamless installation of an escorted goods lift, allowing customers to travel with their belongings between floors, as well as an advanced AI-enabled CCTV system to support secure, app-based access. Careful coordination between all contractors ensured challenges were resolved efficiently, minimising disruption.

Now fully operational, the Leicester site stands as a modern, frictionless self storage facility that reflects the evolving expectations of today’s customers. More importantly, it provides Smartbox with a proven delivery blueprint giving the business confidence to replicate the model across future developments.
