Everything You Need to Know About Climate Controlled Storage Units

With customer expectations evolving and storage needs becoming more specialised, climate controlled self storage units are becoming a competitive advantage. In this guide, we break down what climate controlled storage units are, why they’re in growing demand, and how they can benefit your facility, from increasing occupancy rates to attracting higher-value customers.

What Are Climate Controlled Storage Units?

At a glance, climate controlled storage units are internal storage spaces designed to maintain consistent temperature and humidity levels year-round. Unlike traditional units, they protect against environmental fluctuations, moisture, mould, and extreme conditions, offering a premium storage solution.

Standard features include:

Temperature regulation (usually kept between 10°C–25°C)
Humidity control to prevent condensation and mould
Insulated construction and internal location
Advanced airflow systems and monitoring technology

These units are especially valuable for customers storing sensitive items like furniture, documents, electronics, inventory, or artwork.

Why Should Operators Offer Climate Controlled Self Storage Units?

1. Meet Increasing Demand

Customers are increasingly aware of how climate can affect their possessions. Offering this option makes your facility more attractive to:

Home movers storing long-term
Businesses storing stock or equipment
Collectors or hobbyists (e.g., instruments, wine, tech)
Professionals needing document or archive storage

2. Boost Revenue Per Square Foot

Climate controlled units typically command higher rental rates, often 20–50% more than standard units. With energy-efficient systems and smart design, the added operating costs can be offset by increased income.

3. Attract Higher-Value, Lower-Churn Customers

Customers choosing climate controlled storage are often storing higher-value goods, for longer periods, and are willing to pay for peace of mind. This typically results in:

Longer stays
Fewer complaints or damage claims
Better reviews and referrals
